I'm looking for a price to make it livable.

I've listed what I thought would make it work, along with my ideal desire.

 

CEILING. Repair as needed.  Ideally redo throughout home utilizing the peak roof framing to address the incredibly low ceiling height.

 

WINDOWS.  Reframe as needed and seal. Enable front bay window to open, but locking for security. . Ideally, replace with larger windows and slider off bedroom.

 

FLOORING.  Replace soft spots. Sand entire flooring and paint. Ideally, Vinyl Flooring throughout. 

 

ELECTRICAL.  Wire in each room center of ceiling for a ceiling fan.  Counter height outlets in kitchen on both long walls, 4 each side. Ideally, recessed lighting throughout.  New and additional outlets throughout. 

 

PAINT.  Mix a bottle of Vanilla TO EACH can of paint.  Spray everything; walls, built ins, cabinets, doors, shelves... everything!  Color; Antique White.?????

 

Bedroom.  Repair flooring, walls and ceiling as necessary. Make larger.  Need Closet and shelving with door. Ensure 2 outlets on 3 walls.

 

Bathroom.   Better layout needed. Perhaps hot water tank can be moved adjacent to furnace as it really breaks up the space!   Giving space for larger bedroom. Utilize the space of blue room (move wall) for the bathroom. Washer & dryer in bathroom (it will be old style, not stackable).  Linen closet. Utilize existing vanity.  Garden Tub with surround for shower.  Grab bars.

 

Living Room.  Repairs as needed Eliminate blue room to give more living room space.  Share that extra space for the bathroom.

 

Kitchen.  Repairs as needed. Remove doors and hardware off brown upper cabinets. Remove 3' wall that separates white and brown cabinets.

 

Exterior.  

1. Repair existing deck.  

2. Add steps to other side.  

3. Enclose open railings.  

4. Add awning over deck/front door.

5. Reconnect/Add outdoor faucet, hot & cold. 

6. Sturdy, 4' high fencing for Sonny from front door to around backyard. 

7. Ideally, continue deck alongside of house to backyard with full width steps. 

8. Power wash everything. 

9. Add steps at backside door. 

10. Natural weathered wood color for all outdoor wooden items--i.e.,  decking, steps, etc. 

11. Surround under decking for critter prevention.  Side deck (long side) can be on hinges at the top for storage access. 

12. Remove 2 tall shrubs from front of home at bay window.  Careful of Canna plant 😁

All material stays-i.e., drywall, wood, joint compound, Kilz, etc.
